Understanding the Architectural Design Process

Designing a custom home or an addition to your home is much more than drawing floor plans. It is a collaborative process that transforms your ideas, lifestyle, and budget into a home that is both beautiful and practical.

Every project is unique, but most follow the same general path.

1. Discovery

Every project begins with a conversation.

This is where we get to know you—how you live, what inspires you, and what you hope your home will become. We discuss your goals, budget, schedule, and the characteristics of your property. We also identify any site challenges, zoning requirements, or neighborhood restrictions that may influence the design.

This phase is about listening & discovery more than drawing. The better we understand the scope & constraints, the better the design will be. During this process we will also dive into due diligence & zoning requirements. We will document the site through state-of-the-art LiDAR scans & field measurements.

2. Concept Design

Duration: 3-6 weeks

Once we understand project goals, we begin exploring ideas.

We study how the home should sit on the property, how natural light enters the spaces, how rooms connect, and how the architecture responds to views, privacy, and the surrounding landscape.

During this phase, you'll review sketches, floor plans, and early three-dimensional studies. Together, we refine these ideas until the overall direction feels right.

This is often the most creative stage of the process, where possibilities are explored before details are finalized.

3. Design Development

Duration: 6-8 weeks

After the overall concept is approved, we begin refining every part of the design.

Rooms are adjusted for comfort and function. Exterior forms become more defined. Windows, doors, ceiling heights, and architectural details are carefully considered. We also begin selecting materials and coordinating with structural engineers and other consultants.

By the end of this phase, the design is largely complete and ready for technical documentation.

4. Construction Documents

Duration: 6-8 weeks

This is where ideas become technical documents.

We prepare detailed architectural drawings that describe how the home will be built. These documents include dimensions, materials, construction details, notes, and specifications that contractors use to accurately price and construct the project.

Well-prepared construction documents reduce confusion, minimize costly mistakes, and help ensure everyone is working toward the same vision.

5. Permitting

Duration: 6-8 weeks

Before construction can begin, the project must be reviewed by the local building department.

It’s important to note that most city’s & county’s have added administrative processes and the beginning & completion of online submittals that have extended timelines. depending on the complexity of the project, the project my require multiple submittals & department reviews. Some of those include Historic, hillside & flood plain areas.

We prepare & submit the required drawings & respond to any comments or questions from the plan reviewers. The comments & corrections can range from a simple note or complex zoning issues. Once all requirements are satisfied, permits are issued and construction can begin.

6. Contractor Selection

If you have not already chosen a builder, we can help guide you through the selection process.

Qualified contractors review the construction documents and provide proposals based on the same set of drawings. This allows you to compare pricing more accurately and choose the builder that best fits your project.

7. Construction

Duration: 10-64 weeks

Construction is where the design becomes reality.

Throughout the building process, we remain available to answer questions, clarify drawings, review shop drawings, and visit the project site when appropriate. Our role is to help ensure the home is being built according to the design intent while assisting in resolving issues that naturally arise during construction.
